This 550,000 sq.ft. Class “A” office building with over 90% occupancy suffered for several years with decaying hydronic piping system leading to frequent failures, down time, tenant discomfort and high energy costs. This problem was caused by very corrosive well water that circulated through the buildings HVAC system piping, chillers and coils. Waterflow to the coils diminished to the point of less than 30% performance.
On a project of this magnitude planning was critical and the challenges were many. There were (2) 250,000 CFM air handlers on the roof and (1) 500,000 CFM air handler in the basement with chillers and pumps. 12” pipe connected the plant to the air handlers and coils.
Dynamic assembled a team of technicians, CAD designers, project engineers and tradesmen. We created an implementation plan which was approved by the building ownership and consulting engineers. Dynamic successfully replaced over 50 large water coils, 8 centrifugal pumps, 2 chillers, 2 cooling towers and thousands of feet insulated pipe. This office building infrastructure replacement and upgrade was completed in 8 months. The end result was satisfied tenants and a landlord with a greatly reduced annual energy bill. This project is an example of the depth of the Dynamic organization and employee dedication and skill.
