Preventative Maintenance

Spot Problems Before They Become Costly Failures

Preventative maintenance is a good investment; think of it in the same way as the preventative maintenance for your car. If you don’t give your car the attention it needs, it will break down.  Your HVAC system is no different. If your equipment is not properly maintained it will fail. And frequently, it will fail when you need it most.  Weather conditions that are very hot or very cold put your equipment under stress. It is during these times of stress that poorly maintained equipment will often fail. Studies indicate that the return on investment (ROI) of preventative maintenance is 0.26 years while replacement equipment has an ROI, on average, of almost 6 years.

There are many reasons to maintain your HVAC equipment. Here are just a few:

  • Save Energy: In a study by the US Department of Energy, it was found that maintenance programs “can save between 5% and 20% on energy bills without significant capital investment.”
  • Greater Indoor Comfort: Americans spend over 90% of their time indoors. That includes at home and in the workplace.  A well-maintained HVAC system will help keep the indoor environment more comfortable and healthier.  It is a recognized fact that a healthier and more comfortable indoor workplace environment produces a more productive workforce and a better learning environment in our schools.
  • Extended Equipment Life: For example, packaged rooftop units have a life expectancy of 18 years, according to ASHRAE. This published equipment life is based on preventative maintenance as recommended by the manufacturer, just like your car.  Inadequate maintenance can shorten that life expectancy by as much as 50%.
  • Fewer Emergency Repairs: Because an HVAC system is important to most building operations, and in some cases critical, it is important to perform the recommended maintenance. Emergency repairs can be enormously costly due not only to the cost of the repairs, but also the loss of production, loss of data or loss of merchandise. Proper preventative maintenance, especially Predictive Maintenance, will mitigate those risks.

The importance of regular preventative maintenance cannot be overstated.
